Established in 1984, Dexus Property Group is Australia’s leading owner and manager of Australian office property – underpinned by their core business activities of developing, managing and transacting properties. With a growing focus on sustainability, Dexus committed to achieving net zero emissions by 2030 and a focus on climate resilience.

When briefing their new office, Dexus requested SJB to take an under-utilised CBD carpark and collection of adjoining, heavily modified Heritage buildings and repurpose into an A-Grade office development. The low-quality office spaces within the heritage buildings needed to be upgraded, connected and incorporated into the new office floor plates while still remaining sensitive the important surrounding landmarks of St Paul’s Cathedral and Chapter House and the newer Federation Square.

For the project, existing building fabrics and structures where retained wherever possible to minimise construction waste new materials. Any new additions were required to be robust and designed for long life to reduce unnecessary replacement. A full height, north-facing atrium was key in maximising natural light, along with roof glazing. The feature cantilevered stairs allow for the natural light to filter through the full space while masonry and custom solar control screening to portions of the east and north façade mitigate solar heat gain.

The building also provides 146 new secure bicycle racks for tenants, 39 visitor bicycle racks and extensive serviced A-grade EOT facilities with showers, lockers, ironing and drying facilities with a direct lift access to office tenancies to encourage bicycle use.
