Intermain with Woods Bagot

The Goodman HQ, The Hayesbery, is a state-of-the-art workspace spearheading the evolution of the future office. Designed by Woods Bagot and delivered by Intermain, Goodman championed the adaptive reuse model and created a road map for a sustainable, innovative, campus-style workspace.

When Goodman acquired the 100-year-old property, consisting of one heritage building, accompanied by three adjoining warehouses, they envisioned the future. Embracing their industrial ancestry, Goodman relocated from the CBD to the NSW Heritage-listed site, significant for its connection to Australian production and industrial development of Rosebery during the early decades of the twentieth century.

The Hayesbery was created to be a workspace that pronounced sustainable design. Targeting a five-star Greenstar rating and five-star NABERS rating, Woods Bagot sought to showcase sustainable initiatives and minimise waste of resources and capital.

The design intent celebrated heritage by utilising existing materials; timber, metal and brick. In addition to this, sustainable features were added to improve the building’s performance and lifespan, including 100kw solar panel system, rainwater storage tank, EV charging stations and increased natural light and airflow. The contractor, Intermain, worked closely with ESD Consultant, Renyi throughout the construction, ensuring the project hit sustainability targets and followed JV3 compliance.
